We’re happy to adapt any of our existing plans for your needs, or even create a design for you from scratch.
Big ideas for narrow lots
As urban lots get smaller and narrower, we see a huge opportunity for clever design and innovation.
In fact, we never consider narrow as a limitation at all, no matter how narrow it gets. Renowned Homes caters specifically for blocks at the narrowest end of the spectrum with 10 and 12 meter frontages.
As a major growth area of the building market, we have devoted all of our resources to developing smarter building techniques and better space-maximising design ideas. We offer solutions to suit all needs including those of empty nesters, growing families as well as families with teenage children.
We design our narrow lot homes to maximise lifestyle and reduce the amount of time needed to spend on maintenance and care.
A two storey home for the price of a single storey.
Why let your ceiling space go to waste when it could be used to add valuable living area? This is the thinking behind Loft homes, which provide all the benefits of multi-storey living but without the higher costs of two storey homes.
The Loft roofline has a steeper pitch and this means an upstairs mezzanine area can be constructed to create additional floor space. The vaulted roof makes the home much cooler during summer and it gives a feeling of greater space.
Surprisingly, it can often be more economical to build a Loft home with a mezzanine floor than to build the equivalent space as a single level home.
Frequently Asked Questions
It is a really good idea to think about how much you can afford to pay because this isn’t always what the banks will offer to lend you. Try to keep within a comfortable repayment plan that will allow for living expenses, decreases in income, and increases to interest rates. As previously mentioned, making changes or adding items may alter the price of your final design. Be disciplined with your budget and remember to include post-construction items and finishings.
A ‘variation order’ is when an alteration or extra work gets added to the house after the Contract has been signed. Most of the time, a variation will add to the build price due to the process involved in making the changes. This requires redrawing the plans, estimating time and costs, and amending orders that have already been scheduled.
When you receive your keys, your builder (2Storey.com.au definitely does!) may give you a homecare manual that provides hints and tips of how best to maintain your home. These tips may range from cleaning your walls to maintaining your kitchen bench. As per the Home Building Contracts Act, a builder is to amend any required maintenance, or defects as it is referred in the act. These must be notified in writing to the builder within the period of four months commencing from the day of practical completion. Your builder should supply a checklist-style form to assist you in notifying them of any maintenance maters. Take your time to move around your new home and write down anything that you notice that may need fixing. At the end of the four-month period, your builder will go through the list that you may have supplied and rectify the agreed items.
The WA building model traditionally positions the kitchen downstairs however, if an upstairs kitchen best suits your lifestyle, an experienced builder will factor this into the design. 2Storey.com.au has a number of upstairs kitchen options so be sure to speak about your preferences during the initial discussions.
